Anthem AZ 85086 Real Estate Market Update

Anthem is a master planned community located North of Phoenix, AZ 85086. This is a market update of the homes sold in January and February 2013 compared to the same months in 2012. The attached video gives anyone not familiar with Anthem, an idea of the views,area and some of the amenities.

Anthem has seen an 32.3% increase in home prices for the first two months of 2013. We are also entering our time of the year, where we typically see the market really heat up. With winter visitors, Canadian investors, spring training visitors, and tourists currently in Phoenix this time of year, we see activity in the market jump.

In 2012, Anthem had 103 homes sold for an average price of $201,657. The average square footage of each home was 2250, selling for $91.30 per square foot. The average days on the market was 102 days.

In the first two months of 2013, there were 109 homes sold. The average home sold was for $266,773. The average home sold was 2332 square feet, selling for $112.79 per square foot. Days on the market decreased to 67 days compared to 2012.

We are seeing numbers for March are going to push the overall numbers even higher for the first quarter. With the National housing market recovery led by Phoenix, this is no surprise. Anthem is a very desirable area of Phoenix, due to affordability, mountain views, hiking trails, the community fitness center, easy access to I-17 freeway, great schools, and open Sonoran Desert surroundings. Anthem is also surrounded by other great communities; Tramonto, New River, and Desert Hills.
