Tramonto is a community located in Phoenix, AZ 85086. This is a market update of the homes sold in the first quarter 2013 compared to the first quarter in 2012. Tramonto has seen an 23.8% increase in home prices for the first quarter of 2013. One of the main reasons is the reduction of bank owned properties and short sales, compared to last year.

In 1st quarter 2012, Tramonto had 36 homes sold for an average price of $215,033. The average square footage of each home was 2542, selling for $86.80 per square foot. The average days on the market was 69 days.

In the first quarter of 2013, there were 33 homes sold. The average home sold was for $266,175. The average home sold was 2706 square feet, selling for $106.48 per square foot. Days on the market increased to 88 days compared to 2012.

We expect the numbers for the 2nd quarter to continue to be positive. With the National housing market recovery led by Phoenix, this is no surprise. Tramonto is a very desirable area of Phoenix, built as a master community with many different builders and a wide variety of floor plans, mountain views, hiking trails, low HOA, large park, two community pools, easy access to I-17 freeway and Carefree Highway, great schools, and open Sonoran Desert surroundings. Desert Hills community is located in Phoenix, AZ 85086. This is a market update of the homes sold in January and February 2013 compared to the same months in 2012. Desert Hills has seen an 16.7% increase in home prices for the first two months of 2013. In 2012, Desert Hills had 10 homes sold for an average price of $261,690. The average square footage of each home was 2452, selling for $101.11 per square foot. The average days on the market was 93 days.

In the first two months of 2013, there were 19 homes sold. The average home sold was for $305,250. The average home sold was 2357 square feet, selling for $128.30 per square foot. Days on the market decreased to 72 days compared to 2012.

The numbers for March are going to push the overall numbers even higher. With the National housing market recovery led by Phoenix, this is no surprise.
